Definition: what a seller net sheet is

A seller net sheet is an itemized estimate showing what a seller will actually walk away with at closing, after every cost of selling is subtracted from the sale price.

It is not a contract and not a binding figure. It is a decision document: a way to compare a $610,000 offer that carries a 3% concession against a $595,000 offer with none, in the only unit sellers care about — dollars in their pocket.

What goes into a net sheet

Every seller net sheet starts with the expected sale price and deducts the mortgage payoff (balance plus interest accrued through closing), listing and buyer-side commissions, transfer and recording taxes, title insurance, escrow or attorney fees, prorated property taxes and HOA dues, seller concessions and repair credits, and small items like home warranties and wire fees.

The categories are the same nationwide. The dollar amounts are not — transfer tax alone runs from zero in Texas and Arizona to more than 3% on high-value Washington sales.

Who uses them: agents, sellers, and investors

Listing agents present a net sheet at the listing appointment to set expectations on price, and again with each offer so the seller can compare terms rather than headline numbers. Sellers use them to decide whether a move pencils at all. Investors use them to model a disposition and compare selling against holding.

Title companies and settlement attorneys produce their own estimates once escrow opens, but those arrive far too late to influence pricing decisions.
